Booking terms

A stay is confirmed as soon as you complete the secure online payment on this website. You receive a confirmation email with your reservation reference and a reservation document you can download, and your dates are blocked immediately. If you prefer to ask first, a message on WhatsApp or by email is an enquiry only and is not a confirmed reservation until payment is completed.

The calendar on this site combines my live Airbnb availability with stays already booked here, and booked dates are blocked automatically the moment a payment is completed. In the rare case a booking arrives on another platform at the same moment, I contact you immediately and refund you in full.

Prices are shown per night in euro and include the apartment as described. The full stay is paid online by card, Apple Pay or Google Pay through Stripe Payments Europe, Ltd., our payment processor — card details are entered on Stripe's secure payment page and are never seen or stored by me — and there is no platform service fee. A reservation becomes confirmed and binding only once Stripe settles the payment; until then no dates are held.

Check-in is between 14:00 and 00:00 and check-out is until 11:00. Arrivals after 00:00, an earlier arrival, a later departure or dropping your luggage off is possible when we agree it in advance. Same-day bookings close at 00:00 and need at least 30 minutes after payment so the apartment can be checked and prepared before you arrive.

You choose your cancellation policy when you book. On the flexible rate a confirmed stay can be cancelled free of charge until 1 day before arrival, with an automatic full refund — use the Manage booking page with your reservation reference. Cancelled later than that, the first night is charged; message me and I will process the cancellation and refund the rest.

The non-refundable rate is 10% cheaper and is not refunded if you cancel, at any time. Bookings for a same-day arrival are non-refundable at the standard price, as the flexible window has already passed. If you need to move your dates, message me — when the calendar allows it, I will simply move your stay.

The apartments are non-smoking and are for the number of guests agreed in the booking. Quiet hours are respected out of consideration for neighbours, and parties or events are not allowed. Guests are responsible for any damage beyond normal use.

Both studios are registered short-term rentals. Guest name and identification details are collected for the stay declaration required in Greece, and are used for nothing else.
